1. First 3 Years Warranty Offer	Without affecting the Purchaser’s rights under the Formal Agreement for Sale and Purchase, the Vendor shall at its own cost and as soon as reasonably practicable after receipt of a written notice served by the Purchaser within 3 years from the date of the Assignment of the residential property rectify any defects (fair wear and tear excepted) to the residential property (excluding furniture (if any) and landscape area / potted plants (if any)) caused otherwise than by the act or neglect of any person.
2. 24 Months Free Home Broadband and Wi-Fi Services Benefit	Free home broadband and Wi-Fi services by Towngas Telecommunications Fixed Network Limited will be offered to the purchaser of the residential unit for 24 calendar months from the date of activation of services by the purchaser (in which the period of free home broadband and Wi-Fi services would end after the 48th calendar month from the date of the handover of first residential unit regardless of the date of activation by individual purchaser).

# For completed residential properties with property value at or below HK$10 million, the maximum loan amount shall calculated at the maximum LTV ratio of 90%. If the property value is above HK$10 million and below HK$11.25 million, the maximum loan amount shall be calculated at the maximum LTV ratio of 80% and up to 90% or capped at HK$9 million, whichever is lower. If the property value is at or above HK$11.25 million and up to HK$12 million, the maximum loan amount shall be calculated at the maximum LTV ratio of 80%. If the property value is at or above HK$12 million and up to HK$19.2 million, the maximum loan amount shall be calculated at the maximum LTV ratio of 50% and up to 80% or capped at HK$9.6 million, whichever is lower.
